Woodland for sale

After a recent thread which made me aware that people did own small forests I did a quick trawl of tinternet , unfortunately I don't have the sums of money being asked for anything near me , nor does there seem to be much near except for some in north wales.

This does sound quite a good candidate for a "group buy", after all several groups could happily occupy a wood at once.
as long as it wasn't the 2/3 acre one that looked about 5m wide !!!!

As a matter of interest, what would members be prepared to pay to spend a night/week end etc in a privatley owned wood ?.

I think that charging for a night or a weekend would mean that the woodland is being used as a commercial campsite which would not be allowed.

I think the covenant mentions commercial campsite as being forbidden, I'm not sure what the objection is and how close this use is to that.

It also mentions that the wood cannot be further divided for sale, wether a syndicate falls into this category ,I'm not sure , hopefully not, but I'm not a Lawyer.

If you hunt around there's various ways to find some woodland to buy. I found the patch I own by noting some paddocks were being sold with a few acres of woodland attached. I spoke to the agent and then owner and negotiated to buy the advertised woodland and a few more acres. It was much cheaper than the various specialist wood lotting places and it doesn't have the same restrictions.

If you do buy don't forget annual costs, insurance for one but they could be quite a few other costs. Also don't forget you should really look after the land so that'll take time, personally it's one of the benefits but it can be hard work.

Getting a group of people together could be very difficult and fraught with problems, if you're serious I'd try and keep the numbers down and sort out what happens if people wish to leave the group.

I would only be part of a group that did not offer commercial camping and i think group buys are ok as long as you dont go on to split the site and sell bits on.

But if you buy as a group, there would be no need to try and recoup some money from your purchase, as it would be spred amongst you all. I would be interested, but as sloworm says it could be fraught with problems.

difficult task getting 20+ individuals to agree a particular piece of woodland thats suitable for their needs, let alone pick a county or country!. there wouldnt be any charges of course, however there might be 'donations' for the upkeep of the wood.

Thats an idea, i could afford to buy at the prices posted, and i don't mean to brag as i'm just a working fella, but i would need it "to work for me" & have some sort of return for what would be most if not all of my capital.
While giving me use would be great, but to use all my money for no return would soon see me single again !

woof, a much better proposition if you can afford it! :) study the OS maps carefully to filter out potential issues, rights of way, bridle,footpaths etc. proximity to any conurbation (vandalism), ask the owner/agent who holds the mineral, shooting rights?. will the surrounding woodland be clearfelled anytime soon? (you seldom get a sole acreage its normally a plot) sorry to sound a bit negative but years on this trail have proven to be fraught with hidden pitfalls, or am i too fussy? :D

I cant believe how expensive land (with no rights to build etc) are. I found a lovely wood near me, admittedly 17 acre's and its up for £150k!!

I shall keep dreaming (and playing the lottery)!

I've been told that many of the online retailers of woodland are overpriced. No idea what the going rate is though!

I think while i like the idea, i am nervous of commiting all my savings, so i don't think you are being to fussy at all.

It depends what part of the country and what kind of wood. As a general rule, for the south east of England, you're looking at at least £8-9k an acre.
