Came across this today, had a quick chat with the owner and it has no public access and a freshwater spring in the wood!!!! Bargain at the starting price!!!!! NO affiliation with the seller etc!!

You'll have to ask - but I assume not as I don't know of many woods with planning!!! Certainly not at this price!!
