I know that area; doubt there's much you could do with the nature reserve status symboled on the os map? It's rough ground if I remember; normally hiding a washing machine and building waste!

Open up a cafe for the nature reserve and a visitor centre that is useful to the council and local authorities, make some cash. Have a small living quarters upstairs etc.

Was going past today so stopped for a quick recce! In all honesty, I'm not sure what you could do with the land. It's open to all and sundry who walk past and it's on a roughly, 20 degree gradient. This is one entrance to the path it's on; no vehicles down there!

What was it originally used for ? Such a tiny plot would suggest something like a very small telephone exchange sized structure, or an old railway lineside building, but that site doesn't look like either of those ? :dunno:

p.s. something to do with water apparently….why such a tiny parcel of land though ?

I'd want to know how big a bit of such a small plot you'd not be able to use ~ that and how much of the plot would be required for access ;)

Legal Notes
There is a SWW company washout within the site which the company will reserve for future use, together with rights to repair, maintain and replace as necessary for its operational needs.

EDIT: Having looked at the map on their page, I wonder whether the plot being sold is the area surrounding whatever the washout is, possibly this?

I think that structure was opposite the plot; just past the open space photo I took was the track coming in at 90 degrees (from the east).

The washout will be part of the water distribution system, I'm guessing SWW is south west water, it's just a valve and outlet the same as a fire hydrant.

Use it to practice stealth hammocking, it will get used, you won't get wet feet if it is damp ground, you'll be able to laugh quietly at all the people that walk past, you'll be able to revel in being a land owner and you'll be able to trudge across all you own (in about 12 seconds :D)

A Washout is a hydrant where a standpipe is fitted to release water from the mains. It looks similar to a fire hydrant, however a fire hydrant has the initials ''FH'' marked on it’s cover whereas the cover of a washout hydrant is marked with the initials ''WO''.

The building in the photo which is opposite the plot of land for sale is (or was if it’s now unused) a water authority reservoir owned by South West Water.

Important Note
:- the Washout is actually on the land which is for sale and the water company is retaining the legal right to access, use, and repair the washout, this means they can officially enter the land without the owners consent to work on the washout or release water from it.

Oh, I didnt know that.

The auction house have many interesting bits of junk or `If its last thing on a friday and the planners dead drunk` permission land that SWW are trying to profit by...They seem to be marketing them to the `little bit of england` brigade (most of whom have never visited this country.)

They are starting with £2000 for those desirable brambles.

Just wondering what you imaginative lot might do with such a corner.

I own some land on a subdivided small holding in Holsworthy. I bought it at a good price with future intention of using it as a family retreat. Planning consultation rules out building on it at this present moment in time, however temporary structures other than a caravan are permitted. It's in the pipeline to maybe try and site a Yurt/eco-lodge on it in future but it is fully dependent on planning. I couldn't just up an do it.
